What is a Fire Risk Assessment?

A fire risk assessment is an organised and methodical look at your premises, the activities carried on there and the likelihood that a fire could start and cause harm to those in and around the premises. The overall objective is to ensure that you're kept safe, and the risk of fire is minimised as far as possible.

Following the Regulatory Reform (Fire Safety) Order 2005, Fire Risk Assessments became a mandatory requirement for all business premises.

The aims of the fire risk assessment are:

  • To identify the fire hazards.
  • To reduce the risk of those hazards causing harm to as low as reasonably practicable.
  • To decide what physical fire precautions and management arrangements are necessary to ensure the safety of people in your premises if a fire does start.

Importantly, your Fire Risk Assessment is not simply a "sales call" in disguise!

Where we identify opportunities to improve your safety (perhaps by the provision of additional fire extinguishers, smoke alarms, or fire safety training) and then we'll discuss with you the best way to move forward... but the final decision on how to comply with the regulations will be down to you.

Why have a Fire Risk Assessment?

Firstly, of course, a Fire Risk Assessment is a legislative requirement. However, there are more reasons why you should act to schedule yours right now...

  • Fire kills. In 2004 fire and rescue services in England and Wales attended over 33,400 fires in non-domestic buildings. These fires killed 38 people and injured over 1,300.
  • Fire costs you money. The costs of a serious fire can be high and afterwards many businesses do not reopen. In 2004, the costs as a consequence of fire, including property damage and lost business, were estimated at £2.5 billion.

What could happen if I don't provide an adequate fire risk assessment?

Breaches of fire legislation can land you with an enforcement order and/or fines.

In the event of a death due to negligence you could be charged with 'corporate manslaughter' under the Corporate Manslaughter & Corporate Homicide Act 2007.

By providing an adequate fire risk assessment you will protect yourself from prosecution as well as your employees, visitors and contractors from risk.

  4. Record, plan, inform, instruct and train
